If you haven't heard yet, there's been a big change in the housing market. Homeowners are now being offered $3,000 to avoid the foreclosure process through a short sale or deed-in-lieu of foreclosure.

This development comes through a new program called Home Affordable Foreclosure Alternatives (HAFA). It adds even more of an incentive to avoid the foreclosure process—a route that already has strong reasons to pursue.

When I meet people who are struggling to make mortgage payments, too often they think that foreclosure is their inevitable destination. The truth is that foreclosure is also a very costly process for the lender. If they can avoid it, they will.
